We look for apartments currently renting below market and implement a plan to normalize near-term rates and reposition to be market leaders over the long term.

We prefer occupancy rates that represent opportunities for improvement without meaningfully increasing risk.

We only invest in properties where minor interior and exterior repairs can add incremental value and never attempt full turnarounds. 

We seek to pay a fair price for our properties, which we believe is the key to forming mutually-beneficial long-term relationships.

Property Criteria

We target low- to mid-sized transactions where we can leverage our decades of experience to generate strong returns and grow budding communities. 

We believe substantial value exists in older apartment complexes which may have been neglected over time and stand to benefit from active management.

We look for opportunities where current management is trustworthy, business savvy and of high character.

We believe knowledge of local markets and trends is the best method by which to create an investment strategy; for this reason, we are hyper focused on Atlanta and the surrounding metro areas. Our central location in Atlanta allows us to stay abreast of all the latest market developments and quickly react.
